Rosewood Residences Bangkok targets 2030 completion
Rosewood Residences Bangkok will bring 85 private homes to Rama IV Road, with SC Asset and Tokyo Tatemono targeting completion in 2030.

Rosewood Residences Bangkok is planned to bring 85 private homes to a freehold site overlooking Lumphini Park, extending the hospitality brand’s residential business into a prominent central Bangkok location. SC Asset and Tokyo Tatemono Thailand are developing the project, with completion scheduled for 2030.
The announcement positions the scheme as a residential development rather than a new hotel. Rosewood’s role centres on its brand, service standards and a dedicated residential team, bringing the operator’s hospitality model into owners’ day-to-day lives.
A park-facing address on Rama IV Road
The site is on Rama IV Road in the Bang Rak district. Tokyo Tatemono identifies it as being within walking distance of the MRT Blue Line’s Lumphini and Si Lom stations, placing the residences close to major commercial and business districts.
The Japanese developer says the plans provide views of Lumphini Park from every home. Its project announcement also identifies April 2026 as the start of construction, with the sales launch date still to be determined.
The surrounding area is undergoing substantial change through developments including One Bangkok and Dusit Central Park. For this project, the park frontage and freehold tenure are central parts of the proposition, alongside the service associated with the Rosewood name.
Three partners with distinct responsibilities
SC Asset brings its experience in Bangkok’s high-end residential market, while Tokyo Tatemono Thailand contributes the Japanese group’s development expertise. The two companies already work together across several property sectors. Tokyo Tatemono says its partnership with SC Asset encompasses ten joint projects, including completed developments.
Rosewood will connect homeowners with its wider residential community. The announced offer includes personalised services and selected experiences across its international hotel and resort collection, alongside support from the on-site residential team.
For hospitality operators, that structure extends the customer relationship beyond an individual stay. The practical test is the consistency of the residential service over time, including how local teams translate a hotel brand’s standards into the routines and privacy expectations of homeowners.
A long-term residential pipeline
Rosewood describes Bangkok as its first residential development in Southeast Asia and places it within a standalone residential portfolio that includes Beverly Hills and Lido Key. The planned completion date remains several years away, so the announcement marks a development milestone rather than an operational opening.
The project also sits within a broader hospitality pattern in which branded homes accompany or extend luxury hotel portfolios. WINC Wire has reported on the separate Delano Marrakech hotel and residences project. Its coverage of Bvlgari Hotel Beijing’s riverside design examines a different aspect of luxury hospitality: the relationship between place, design and the guest experience.
For Bangkok, the next stages will be the residential sales programme and construction progress towards the stated 2030 completion target.
