Marriott signs 100-room Courtyard Dili for Timor-Leste debut
The planned 100-room hotel at Timor Plaza Dili Central is expected to open in early 2029, with construction due to start in 2027.

Marriott International has signed a franchise agreement with Jape Group for Courtyard by Marriott Dili, a planned 100-room hotel expected to mark the company’s entry into Timor-Leste. Construction is scheduled to begin in 2027, with an opening anticipated in early 2029.
The new-build property will form part of Timor Plaza Dili Central, Jape Group’s established commercial, retail and entertainment development in the capital. The signing adds an international hotel brand to that wider mixed-use setting, with accommodation aimed at both business and leisure demand.
Courtyard by Marriott Dili plans longer-stay capacity
The proposed room mix includes conventional guestrooms and one-bedroom suites, giving the hotel a product for guests who need to remain in Dili for longer periods. Plans also call for an all-day restaurant, a café and bar, a swimming pool with pool bar, and a fitness centre.
Meeting and event facilities are expected to cover 450 square metres. Together, those components position the hotel to serve several types of stay rather than depend solely on short leisure visits.
A wider mixed-use investment story
Jape Group’s involvement in Dili predates this franchise agreement. A June 2024 Timor-Leste government account recorded a presentation by Dili Development Company, part of the group, on expanding Dili Central, including Timor Plaza, with additional tourism and corporate buildings.
That earlier presentation provides context for the hotel’s place in a broader development strategy.
Alan Jape, the group’s executive chairman, linked the hotel agreement to business confidence and opportunities for local training and hospitality careers.
Infrastructure and operating readiness
Richard Crawford, Marriott’s vice president of hotel development for Australia, New Zealand and the Pacific, pointed to Dili’s convention-centre investment and planned airport improvements as part of the demand backdrop. He also highlighted the city’s expected role in hosting the ASEAN Summit in 2029.
Those developments make delivery timing significant. For a hotel with meeting space and longer-stay accommodation, commercial readiness involves more than completing the building. Distribution, corporate relationships, service training and local supplier arrangements will also shape the opening period.
Marriott’s agreement adds another market-entry route to the regional growth covered by WINC Wire, including its four-hotel signing with IOI Properties in Malaysia and its three-hotel agreement with CP Group in New Zealand.
For Dili, the immediate milestone is the franchise signing. The next substantive test will be progress towards the planned 2027 construction start, followed by preparations to convert the development’s location and facilities into sustainable hotel business.
