Delano Marrakech plans 2030 hotel and residences opening
Ennismore and YAMED plan a 130-key hotel and around 80 branded villas in Marrakech, with residential sales expected in late 2026 and hotel opening in 2030.

Delano Marrakech Hotel & Residences is planned to open in 2030 under an agreement between Ennismore and YAMED, bringing the lifestyle brand to Africa through a combined hotel and private-residence development.
The project was announced in May 2026. It is a future development, not an operating hotel, with residential sales expected to begin in late 2026.
Delano Marrakech combines hotel rooms and private villas
The announced scheme comprises 130 guestrooms, including suites and private villas, alongside around 80 branded residences. Elastic Architects is working with Ennismore and YAMED’s teams on the design.
Plans include a central pool, wellness facilities and event space, with Paris Society shaping the food and beverage offer. Café Delano and Rose Bar are among the named concepts.
The residential component is described as Delano’s first outside the United States. Four- to six-bedroom villas are planned with private pools and homeowner facilities including a lounge, fitness centre, clubhouse and screening room. Concierge, valet and housekeeping services are also envisaged.
A residential strategy built around hotel service
The Marrakech scheme sits within Ennismore’s wider push to extend its hotel brands into private homes. In a June overview of that strategy, the company identified developments across brands including Delano, SLS, Mondrian, Hyde, Rixos, 25hours and SO/.
Rather than presenting residences as straightforward copies of hotel rooms, Ennismore describes a distinction between short-stay experiences and everyday living. Its approach combines a recognisable brand identity with quieter private spaces, dedicated resident facilities and access to hospitality services.
That distinction has practical consequences for operators. Hotel guests and homeowners use a property on different schedules and can have different expectations of privacy, maintenance and service continuity. A shared destination therefore needs clear operating arrangements for its public spaces and residential areas, not simply a common brand above the entrance.
For hospitality teams, the long-term residential relationship can also change the nature of service. Housekeeping, concierge and facilities management must support a continuing home environment as well as the more familiar rhythm of arrivals and departures.
Delano’s resort pipeline extends beyond Morocco
The Marrakech agreement forms part of a wider expansion of the Miami-born brand. Ennismore’s current Delano portfolio includes Miami Beach, Dubai and Maison Delano Paris. The Miami Beach property reopened in June 2026, connecting the newer international developments with the brand’s original destination.
Ennismore added another resort signing in September with Delano Puglia, planned for Monopoli on Italy’s Adriatic coast in 2028. That project is expected to have 76 guestrooms, including 13 suites, with restaurant, wellness and event facilities.
The comparison shows the breadth of the pipeline: a coastal Italian resort and a Moroccan hotel-and-residential scheme have different formats and delivery dates.
What matters before the 2030 opening
For Marrakech, the commercial significance is the pairing of hotel operations with branded home ownership. The next announced milestone is the planned residential sales launch, while the hotel’s opening target remains 2030. Details such as pre-opening recruitment, confirmed operating teams and a precise opening date have not been set out in the announcement.
The project adds to the international-brand activity covered in WINC Wire’s reports on the planned Four Seasons resort in Tangier and Anantara Retreat Rabat.
