Raffles Residences Coconut Grove targets 2029 opening
Raffles Residences Coconut Grove will bring 35 private homes to Miami in the brand’s first standalone residential development, with opening listed for 2029.

Raffles Residences Coconut Grove is planned as the brand’s first standalone residential development worldwide, bringing 35 private homes to Miami through a partnership with Mast Capital and BH Group. Raffles currently lists the project for a 2029 opening.
The development is designed around residential ownership rather than a new Raffles hotel, with services and benefits associated with the wider Accor network.
Raffles Residences Coconut Grove: the planned homes
The project is located at 2545 South Bayshore Drive in Coconut Grove. Brandon Haw Architecture is responsible for the architectural design, while Accor One Living is supporting the branded residential development.
Raffles describes a collection of two- to four-bedroom residences with views towards the bay and Miami skyline.
The launch announcement said sales were anticipated to begin in the autumn, with residences priced from US$4 million.
A waterfront development site
BH Group’s project portfolio describes a 1.1-acre waterfront site. The developer says the partners acquired an existing condominium and completed the condominium termination process as part of assembling the development opportunity.
The same portfolio places the site within walking distance of Coconut Grove’s dining, shopping and marinas.
For the development team, the proposition combines a small residential collection with a hotel brand’s service identity.
A different format for the Raffles brand
Raffles already operates hotels that include a residential component, including Raffles Boston. Coconut Grove differs because it is being presented as the first dedicated standalone residential expression of the brand.
The announcement connects ownership with the Accor Ownership Benefits Program, including VIP recognition and ALL loyalty status.
