Gencom acquires Rosewood London in European luxury debut
Gencom has bought the 308-key Rosewood London, with £225 million in senior debt from HSBC and Santander supporting the acquisition and improvements.

Gencom has acquired the 308-key Rosewood London, marking the US investment firm’s first luxury hotel acquisition in Europe. The transaction adds an established Holborn property to its portfolio, with HSBC and Santander providing £225 million in senior debt financing.
The deal was announced on 3 November 2026. Rosewood London occupies a freehold site at 252 High Holborn in a landmark building dating from 1912. It becomes Gencom’s second owned Rosewood hotel, following its acquisition of Rosewood Bermuda in 2017.
Rosewood London deal includes funding for improvements
HSBC and Santander said their financing package would support the acquisition and development of the hotel, including a focused capital expenditure plan. The announcement does not set out the detailed scope or delivery timetable for those improvements. Gencom’s announcement also identifies HVS Hodges Ward Elliott as the seller’s adviser.
The purchase price remains undisclosed. CoStar reported that Gencom declined to confirm the acquisition price when asked. The £225 million figure is the senior debt package rather than the consideration paid for the hotel.
White Bridge Capital joins the investment
Miami-based White Bridge Capital has separately confirmed its participation alongside Gencom. The real estate investment and lending advisory firm invested with its network of private investors and family offices, and supported the acquisition financing provided by the two banks.
In its own announcement, White Bridge described the transaction as an expansion beyond the Americas. It follows the firms’ recent partnership on the acquisition of InterContinental Miami. White Bridge did not disclose the size of its Rosewood London investment.
An established hotel with several operating businesses
The Grade II-listed property comprises 264 rooms and 44 suites, according to The Caterer’s report. That accommodation sits alongside restaurants, bars and a spa, giving the asset a substantial food, beverage and wellness operation as well as its rooms business.
The hotel’s current offering includes Holborn Dining Room, Scarfes Bar and Mirror Room. The Pie Room adds private dining, masterclasses and takeaway sales. Rosewood’s description of the property emphasises its Edwardian courtyard, art collection and connection with the surrounding West End and City.
For an incoming owner, those established venues form part of the operating proposition. Capital planning will need to account for the wider guest experience as well as accommodation. The announced financing gives an indication of that investment agenda, although the individual projects have yet to be detailed.
Another acquisition in an active year
The London purchase follows Gencom’s acquisition of the 652-key InterContinental Miami the previous week. Earlier in 2026, the firm also bought the 253-key Ritz-Carlton New York, Central Park, according to CoStar.
Rosewood London gives Gencom a European luxury hotel platform while extending an existing brand relationship. The next development to watch is the planned capital programme: its scope and sequencing will show how the new ownership translates into changes at the property.
