Worldwide Hotels has acquired the 101-room Holiday Inn West Perth from Australian Development Capital, adding a second Holiday Inn property to the Singapore-based group’s Perth portfolio. The hotel will retain its existing brand and continue under IHG management, according to The Hotel Conversation’s report of the transaction.

Perth, 28 October 2026. The report published on 27 October identifies JLL as the selling agent and says the campaign attracted seven qualified first-round bids. JLL’s public property listing records the asset as sold on 22 October.

Holiday Inn West Perth changes hands

The buyer already owns Holiday Inn Perth City Centre. Its latest purchase therefore expands an existing presence in the city rather than establishing a first foothold.

JLL’s Andrew Langsford, Gus Moors, Chris Boyd and Sean Flynn handled the expression-of-interest campaign. Langsford told The Hotel Conversation that interest came from domestic and overseas investors. He described Perth as “one of the most desired hotel investment destinations in Australia”.

The report does not disclose a sale price. Nor does it announce a new operating agreement, refurbishment programme or change to the property’s room count. The confirmed commercial development is the transfer of ownership with brand and management continuity.

A modern hotel with a heritage frontage

The property is at 1309 Hay Street in West Perth. IHG’s current hotel information confirms 101 rooms and Julio’s Italian Restaurant, with Kings Park and the Botanic Garden among the nearby attractions.

Julio’s occupies a restored heritage building dating from 1902. The contrast between that building and the accommodation tower gives the asset a character distinct from a conventional standalone city hotel. For an owner, the restaurant is also a separate part of the guest proposition to consider alongside room revenue and corporate accommodation demand.

The Holiday Inn identity is established rather than a consequence of this sale. IHG announced in October 2021 that the former Sage Hotel West Perth would change brands on 1 November that year. Its announcement described the former Walsh family residence at the front of the property and plans for soft refurbishment of the bedrooms and a transformed lobby.

Continuity matters for hotel teams

From an operating perspective, retaining the brand and management structure gives the acquisition a different starting point from a conversion requiring a new identity, distribution set-up and service standards. That does not establish whether the new owner will make later changes, but it avoids treating an ownership announcement as evidence of an immediate operational overhaul.

The public sale particulars describe a well-maintained asset with limited capital expenditure requirements. That is the selling agent’s assessment, rather than an independently verified forecast of future investment needs. The same distinction applies to broader claims about investor appetite: seven bids demonstrate interest in this transaction, not a guarantee of performance across Perth’s hotel market.

For now, the important points are the addition to Worldwide Hotels’ local holdings and the stated continuation of IHG management. No employment changes have been announced in the sources reviewed.
