Germany’s first Tempo by Hilton is planned for the Munich Arena campus, with 199 rooms and an opening scheduled for 2029 alongside the concert venue. JLL’s Hotels & Hospitality Group has confirmed that it acted as exclusive adviser on the operator selection process for the project near Munich Airport.

The announcement brings a lifestyle hotel into a development designed around live entertainment, rather than treating accommodation as a separate airport asset. Hilton announced the signing on 2 October, with JLL subsequently outlining its advisory role.

Tempo by Hilton joins the Munich Arena plan

The hotel agreement involves Allresto Munich Airport Hotel and Restaurants GmbH, a Munich Airport subsidiary. Hilton says Allresto has leased the property from SWMUNICH Accomodation GmbH, part of the Munich Arena group, and that the hotel is signed through a management agreement.

Planned facilities include a ground-floor café, rooftop bar and gym with cardio, weights and recovery areas. Guest rooms will incorporate a dedicated preparation area with a vanity mirror, desk and open wardrobe.

The commercial structure separates the hotel property from the international brand agreement. JLL’s role was in selecting the operator, not an announcement that the adviser has acquired or will run the hotel.

A concert-led destination near the airport

Munich Arena’s developer describes the wider project as a privately financed venue on land within Freising, close to Munich’s international airport. Its planned capacity is around 20,000 concertgoers, with acoustics, sightlines and the audience experience central to the concept.

The arena has a long-term strategic partnership with Live Nation. Its current partnership materials envisage around 120 events a year and point to an audience extending beyond Munich into Bavaria and neighbouring markets. Those figures describe the developer’s intended operating model, rather than a confirmed opening-year concert calendar.

The hotel’s proximity offers a straightforward proposition for guests attending performances: accommodation on the same campus as the event. For the operator, however, a concert schedule and airport traffic are separate sources of demand. Their timing and overlap will matter more than venue capacity alone when building a sustainable room-night business.

A signing, not an opening

The 2029 date remains a development timetable. The hotel is not operating, and the supplied interiors show design visualisations rather than completed guest spaces.

The project adds to the range of hotel concepts being developed in Germany. Recent WINC coverage includes The Hoxton’s planned Hamburg debut and Leonardo Hotels’ additions in Kiel and Regensburg. For Tempo, Munich Arena is a country-entry project whose progress will be tied to delivery of the wider entertainment campus.
