Delano London is scheduled to open in early 2027, adding a 67-room and suite hotel overlooking Kensington Gardens and Hyde Park to Ennismore’s portfolio. The announcement places dining, nightlife and wellness alongside accommodation at the centre of the brand’s London debut.

More than half of the inventory will be suites, with 14 rooms and suites offering park views. Archer Humphryes Architects is responsible for the design. The opening timetable remains a forward-looking target rather than confirmation that the hotel is operating.

Delano London builds a suite-led offer

The hotel’s published accommodation pages give a clearer indication of how the room mix will work. Interior rooms measure 24 to 30 square metres and face the courtyard, while larger interior rooms range from 37 to 45 square metres. Terrace categories add furnished outdoor space, with connecting options advertised for the smaller terrace-room category.

These distinctions matter for distribution as well as design. A park-facing suite, a courtyard room and a terrace room represent different products. Clear descriptions will be important when reservations teams and travel advisers match the accommodation to guests’ priorities, particularly where outdoor space or a particular view determines the booking decision.

Dining and nightlife extend the proposition

Lana Lusa will make its European debut at the property. The hotel describes the all-day restaurant as rooted in Portuguese heritage, bringing a Mediterranean dining proposition associated with its Dubai operation to London.

Rose Bar is planned as a subterranean cocktail bar and lounge, translating a concept associated with Delano’s Miami identity into a London setting. The hotel is also marketing spaces for private events, meetings and celebrations, although its public dining page does not provide capacities.

For operators, that combination suggests a business intended to reach beyond resident guests. Restaurant, bar and event demand can support activity throughout the day, but it also requires careful management of access, acoustics and service flows alongside the needs of overnight visitors. The announcement does not disclose revenue projections or a local-versus-resident customer mix.

Wellness and membership join the opening plan

The Source by Delano will bring treatment spaces, contrast therapy and a programme of wellness practitioners and residencies. Delano Members Club is also part of the plan, with a wider travel programme called Delano Beyond. Art consultancy Cramer & Bell has curated the hotel’s collection.

The launch joins a wider programme of luxury hotel development in the capital, including Cambridge House’s planned 2027 opening in Mayfair. Within the Delano brand, WINC Wire has also reported on the Marrakech hotel and residences planned for 2030.

London’s relatively compact room count makes the breadth of its non-room offer notable. The commercial question will be how effectively those separate experiences reinforce a coherent hotel proposition after opening. For now, the confirmed news is the early-2027 target and the operating concepts announced for the property.
