Bunkhouse Hotels has expanded its Houston footprint with the opening of Hotel Daphne, a 49-room boutique property in the city’s Heights neighborhood. The opening follows December’s launch of Hotel Saint Augustine in nearby Montrose, establishing a dual-property strategy in one of America’s fastest-growing hospitality markets.
The hotel opened in early December at a strategic moment for the boutique hotel sector. According to Grand View Research, the global boutique hotel market reached $26.68 billion in 2024 and is projected to grow to $40.26 billion by 2030, reflecting sustained demand for personalised, community-focused accommodations that major chains struggle to replicate at scale.
Hyatt completed its acquisition of Standard International – Bunkhouse’s parent company – in October 2024 for up to $335 million. The transaction brought 22 properties with approximately 2,000 rooms into Hyatt’s portfolio, positioning the company to compete more effectively in the lifestyle segment where RevPAR growth has consistently outpaced traditional hotel categories.
Hotel Daphne’s design reflects the architectural character that made the Heights a CNN Money Top 10 neighbourhood in 2013. The five-storey brick building features stepped parapets, steel sash windows, and painted white brick that reference the area’s industrial past. Architecture firm Blanchard A+D collaborated on the design, whilst McDugald Steele integrated heritage oak trees into the landscape plan.
The property centres on Hypsi, an Italian-style restaurant and lounge led by chef Terrence Gallivan. The restaurant operates for breakfast and dinner, with lunch service scheduled to begin in January 2025. The menu emphasises Gulf Coast ingredients prepared using Italian techniques, alongside a tableside mozzarella cart, handmade pasta, and shareable plates.
Additional amenities include a 350-square-foot library with custom tables and onyx chess sets, an adjacent private dining salon, a vine-covered courtyard, and a retail shop displaying items alongside works from the Ackerley family’s art collection. Guest rooms feature custom dark wood beds with landscape textile headboards, mohair seating, and arts-and-crafts-style credenzas. Select rooms include private terraces overlooking the courtyard.
The Heights neighbourhood has undergone significant transformation since 2000. Median household income nearly doubled from $41,576 to $80,048 between 2000 and 2015, whilst median housing values increased from $118,758 to $315,793 during the same period. The demographic shift brought young professionals seeking walkable, amenity-rich neighbourhoods within easy reach of downtown Houston.
“The Heights is the coolest neighborhood on earth and has long been starved for a hotel option befitting of its noteworthy architecture, unique history, and artistic spirit,” said Ben Ackerley in a statement. The company operates approximately a dozen hotels across Texas, Mexico, California, and Kentucky, with the majority concentrated in Texas markets.
Bunkhouse’s Houston strategy reflects broader industry consolidation patterns. Major hotel groups have expanded boutique portfolios through acquisition rather than organic development, with Hilton adding nearly 400 Small Luxury Hotels of the World properties in July 2024. These moves target travellers who prioritise unique design and local authenticity over standardised brand experiences.
Hotel Saint Augustine, which opened on 15 December 2024, comprises 71 rooms spread across 2.2 acres in Montrose near the Menil Collection. The property features Perseid, a Gulf Coast–inspired restaurant helmed by chef Aaron Bludorn. Room rates at Hotel Saint Augustine start at $429, positioning both properties in the upper-mid-scale boutique category.
The dual-property approach provides operational efficiencies through shared resources whilst maintaining distinct neighbourhood identities. Lisa Bonifacio, Hyatt’s managing director for lifestyle brands, previously noted that opening a second Houston hotel was “always the strategy” from an operational and shared resources perspective.
Integration with Hyatt’s World of Hyatt loyalty programme completed in mid-2025, addressing years of customer requests for points-earning opportunities at Bunkhouse properties. The integration expands distribution reach to Hyatt’s 48 million loyalty members whilst maintaining the independent character that defines the Bunkhouse brand.

The property joins Bunkhouse’s portfolio as the company navigates ownership transition whilst pursuing selective growth in markets aligned with its community-driven positioning.
The Heights opening demonstrates how boutique operators leverage neighbourhood character to differentiate from chain competitors. The Highland Group’s 2025 Boutique Hotel Report found that boutique hotels achieved occupancy rates of 57% to 71% in 2024, comparable to or exceeding traditional hotel classes, whilst commanding rate premiums through design, local partnerships, and experiential amenities that resonate with younger travellers.
