Soho House to open 350-acre Ranch House in Sonoma in 2027

The 50-cottage and villa retreat near Kenwood will become Soho House’s first Ranch House concept and its first Northern California location, combining vineyards, wellness and members’ club hospitality in California wine country.

Soho House is taking its members’ club model deeper into destination hospitality with Soho Ranch House Sonoma, a 350-acre retreat scheduled to open in Kenwood, California, in 2027.

Set at the base of Hood Mountain, the property will comprise 50 cottages and villas spread across the landscape, alongside club spaces, restaurants, a central courtyard, a Soho Health Club and two swimming pools. Soho House says the site will also overlook its own vineyards.

The development will be the company’s first Ranch House and its first location in Northern California, extending a hospitality model that has traditionally been associated with private members’ clubs in major cities and selected resort destinations.

From members’ club to rural retreat

The scale of the Sonoma project makes it particularly notable.

Soho House has built much of its identity around social spaces, restaurants, design and creative communities. In Kenwood, those elements will be translated into a substantially larger countryside setting where accommodation, wellness, food, wine and the surrounding landscape become part of the same experience.

The 350-acre site is located off Highway 12 near Kenwood, with access to the wineries, restaurants and outdoor attractions of Sonoma Valley.

Plans include farm-to-table dining, an on-site vineyard and a Soho Health Club with two outdoor pools and wellness programming. The property is around 20 minutes from Santa Rosa and Charles M. Schulz–Sonoma County Airport.

For Soho House, the location represents a different interpretation of the club model.

Members will still have the communal spaces and hospitality associated with the brand, but the emphasis moves away from urban socialising towards longer stays, outdoor experiences and wellness.

That evolution reflects a wider shift within lifestyle hospitality, where hotels, private clubs, restaurants, wellness and residential-style accommodation are increasingly overlapping.

A project more than two decades in the making

The Kenwood site itself has a long development history.

Sonoma County approved plans for a hotel, spa and winery at the property more than two decades ago, but previous proposals did not reach completion. The site later came under the control of The Yucaipa Companies, which has been closely associated with Soho House.

Soho House confirmed the current project in late 2025.

Construction has since progressed, although local reporting in August 2026 said work had temporarily slowed while the site awaited permanent electrical infrastructure. The publicly stated opening target remains 2027.

That history makes the current development significant for Kenwood as well as for the operator.

A 350-acre internationally branded members’ retreat represents a substantially different type of hospitality investment from the smaller wineries, inns and independent hotels traditionally associated with much of Sonoma Valley.

Sonoma’s hotel pipeline is widening

Soho Ranch House is arriving during a broader period of hotel investment across Sonoma County.

In Occidental, The Little Bohemian is preparing to open in January 2027 with 13 guestrooms and additional mirrored ÖÖD hillside houses surrounded by redwoods.

At Graton Resort & Casino in Rohnert Park, a $1 billion expansion is under way. A new 200-room hotel tower and adults-only pool are planned for 2027, with a 3,500-seat entertainment venue forming part of the wider development programme.

Meanwhile, Caesars Republic Sonoma County is scheduled to open in 2027 through a partnership between Dry Creek Rancheria and Caesars Entertainment. The redevelopment of River Rock Casino will include a 100-room hotel, luxury spa, pool and expanded dining and gaming facilities overlooking Alexander Valley.

The variety of those projects is as important as their scale.

Sonoma is attracting investment across private members’ clubs, boutique accommodation, casino resorts and internationally branded hotels, suggesting that developers increasingly see the county as more than a traditional wine-tourism market.

The experiential hotel moves further into wine country

Soho Ranch House is arguably the clearest expression of that change.

Its proposition depends less on conventional hotel scale and more on the ability to combine several experiences within a single destination: accommodation, wine, food, wellness, outdoor activity and the social environment of a private club.

For Soho House CEO Andrew Carnie, that type of expansion forms part of a wider strategy to grow the company while maintaining the sense of community and culturally relevant experiences associated with the brand.

The challenge will be maintaining that identity across a property considerably larger and more dispersed than the urban Houses on which the business built its reputation.

The opportunity, however, is equally clear.

California wine country already attracts travellers seeking food, wine, wellness and design-led hospitality. Soho House can bring those elements together within a model that also gives members a built-in social community.

When Soho Ranch House Sonoma opens in 2027, it will therefore represent more than another resort in wine country.

It will be an important test of how far the members’ club model can stretch into large-scale rural hospitality, and another indication of how rapidly Sonoma County’s hotel market is evolving.
