Marriott signs The Ritz-Carlton, Kemer, All-Inclusive for 2028 opening

The 141-key resort in Antalya will become Marriott International’s first luxury all-inclusive property in Europe, the Middle East and Africa.

Marriott International has signed an agreement with Özak GYO to open The Ritz-Carlton, Kemer, All-Inclusive in Türkiye in 2028, marking the hotel group’s first luxury all-inclusive resort in the Europe, Middle East and Africa region.

The resort will be located in Kemer, on the Antalya coast, between the Mediterranean Sea and the Taurus Mountains. Plans place the property alongside more than 1.2 kilometres of coastline and a forested landscape, positioning it firmly within Türkiye’s established leisure tourism market.

The development is expected to feature 141 guestrooms and suites, including a collection of one-, two-, three-, four- and five-bedroom villas designed for guests seeking greater privacy and longer resort stays.

Marriott and Özak GYO are also planning an extensive food and beverage programme as part of the all-inclusive concept, supported by indoor and outdoor spaces for entertainment, celebrations and social gatherings.

Facilities are expected to include indoor and outdoor swimming pools, a spa, fitness centre, kids’ club and a dedicated sports centre with tennis and padel courts.

The signing represents an important step in Marriott’s evolving all-inclusive strategy. While the group already operates all-inclusive resorts in other regions, Kemer will introduce that model to its luxury portfolio in EMEA.

Neal Jones, President, Europe, Middle East & Africa at Marriott International, said the project reflects the company’s continued focus on expanding its luxury portfolio in established leisure destinations, while responding to demand for highly personalised resort experiences delivered within an all-inclusive format.

For The Ritz-Carlton, the development also extends the brand into a segment traditionally associated with larger-scale resort operators rather than ultra-luxury hospitality groups.

Türkiye presents a particularly relevant market for that evolution.

The country has a mature all-inclusive resort industry, particularly along the Antalya coast, where the model has developed over decades. Introducing The Ritz-Carlton into that environment combines an established resort format with a global luxury brand focused on service, design and more individualised guest experiences.

Özak GYO Chairman Ahmet Akbalık said the development forms part of the company’s long-term growth strategy and is intended to attract new international visitor segments to Kemer while strengthening Türkiye’s position in luxury tourism.

The project will also mark the first collaboration between Marriott International and Özak GYO. Hospitality consultancy Servotel worked with the two companies on the development.

For Marriott, Kemer is therefore more than another luxury resort signing. It represents an attempt to move the all-inclusive model further up the hospitality value chain, combining the convenience of a fully integrated resort stay with the service standards and positioning of The Ritz-Carlton.

Its performance after opening in 2028 could provide an indication of how far luxury hotel groups can take the all-inclusive model across Europe and the wider EMEA leisure market.
