Kimpton Tres Rios opens in Mexico as the brand’s first all-inclusive property, bringing 355 suites, seven restaurants and a nature-led resort experience to the Riviera Maya.

Kimpton Hotels & Restaurants is entering the all-inclusive resort market with the opening of Kimpton Tres Rios, a 355-suite property on Mexico’s Riviera Maya.

Welcoming guests from 22 September 2026, the resort marks the first all-inclusive property anywhere in the world for the IHG-owned Kimpton brand.

Located between Cancún and Playa del Carmen, Kimpton Tres Rios sits within a 340-acre nature reserve incorporating freshwater rivers, cenotes, mangroves and eco-trails. The setting is intended to play a central role in the guest experience, with activities including kayaking, snorkelling and guided nature exploration.

The resort comprises 355 suites, each with a private balcony or terrace and views towards either the Caribbean Sea or the surrounding mangroves. Selected accommodation categories also include plunge pools and soaking tubs.

Food and beverage is a major component of the proposition, with seven restaurants and five bars across the resort.

Concepts include Sabina, focused on contemporary Mexican food and mezcal; Italian restaurant Bacetto; Asian-inspired Kotori; Mediterranean concept Elaia; and rooftop bar Nebbia.

Wellness facilities include the 10,000 sq ft Kej Spa, with hydrotherapy and treatment facilities, while the wider resort includes multiple swimming pools, dedicated adults-only areas and Club Aventuras for younger guests.

The all-inclusive programme covers meals and beverages alongside Wi-Fi, fitness activities, entertainment and non-motorised water sports.

A different direction for Kimpton

The opening represents a notable evolution for a brand traditionally associated with individualistic boutique hotels, urban locations, design-led interiors and restaurant-driven hospitality.

Kimpton is now attempting to bring that identity into a segment normally associated with considerably larger resort operations.

General Manager Jorge Martinez has described Tres Rios as a natural evolution for Kimpton, with the property designed to combine the convenience of an all-inclusive stay with the personalised service, design and sense of discovery associated with the brand.

The natural environment is central to that differentiation.

Rather than treating its surroundings primarily as scenery, the resort is incorporating the nature reserve into its programming, allowing guests to explore cenotes, rivers and mangroves as part of their stay.

The property also represents the transformation of the former Hacienda Tres Ríos. Sunset World Group, which owns the resort, previously confirmed that the property would be repositioned under the Kimpton brand while retaining its focus on environmental conservation and Mexican hospitality.

IHG grows its luxury and lifestyle presence in Mexico

Kimpton Tres Rios arrives as parent company IHG Hotels & Resorts accelerates its luxury and lifestyle expansion across Mexico.

IHG said earlier this year that Mexico had become its fifth-largest global market by hotel and room count, with 187 operating hotels representing approximately 30,000 rooms and another 62 properties in development.

For Kimpton, however, Tres Rios carries particular significance.

All-inclusive hospitality has moved increasingly upmarket as major international hotel groups introduce luxury, lifestyle and branded experiences into a segment once dominated by specialist resort operators.

Kimpton Tres Rios provides the brand with an opportunity to test whether the personality of a boutique lifestyle hotel can translate to a 355-suite all-inclusive resort.

If it does, the Riviera Maya opening could represent more than a new property for Kimpton. It could provide a template for how the brand approaches all-inclusive hospitality in other resort markets.
