Four Seasons Caye Chapel in Belize is planning structural development on just 10% of its private island, a ratio that an analysis for The Hospitality Insider holds up as a sign of how luxury resort development is changing. The project, Four Seasons Resort and Residences Caye Chapel, treats the surrounding natural environment as the core asset rather than an amenity.

Trade title TOP HOTEL reported that the remaining land is set aside for preservation, conservation, nature reserves and outdoor experiences. The island lies next to the UNESCO-listed Belize Barrier Reef System.

From amenities to ecosystem

The Hospitality Insider argues that the old luxury resort equation was location, architecture, amenities and service. Today, it says, the most sophisticated developments are asking a bigger question than “What hotel should we build?” They are asking “What ecosystem can we create around the destination?”

On a private island, the analysis says, nature is the underlying asset. The commercial challenge it identifies is creating economic value while protecting the natural capital that produces that value in the first place. It describes hospitality, branded residences and conservation as converging to redefine luxury.

What is planned at Four Seasons Caye Chapel

  • A Four Seasons hotel of about 104 rooms, suites and overwater bungalows, according to TOP HOTEL.
  • Private residences and estates, with the 35 residences reported as sold and 50 private estates on offer, per Spa Business.
  • A golf offer involving Greg Norman, with Lorena Ochoa consulting, according to TOP HOTEL.
  • A planned Fabien Cousteau nature and conservation institute on the island.

The Hospitality Insider also names Thor Urbana, HKS and AvroKO among the project’s partners and contributors, alongside Greg Norman, Lorena Ochoa, Fabien Cousteau and the Belize Tourism Board. The specific roles of HKS and AvroKO were not detailed in the material WINC Wire reviewed.

Opening date still moving

The timeline has shifted more than once since the project was announced in 2018. Spa Business reported in August 2025 that the resort was slated for 2026, while a June 2026 update on Travelsort gives Q3 2027. Four Seasons has not confirmed a firm date in the sources reviewed, so WINC Wire treats the 2027 figure with caution.
