Ten Five Hospitality has appointed Paula Anne Chavarria as Director of Acquisitions, a hire that signals the vertically integrated firm’s intent to scale its luxury lifestyle hotel portfolio across the United States with sharper deal discipline. Chavarria will lead the sourcing and execution of acquisition and management opportunities across both owned and operated assets, focusing on properties that fit the company’s design-led, operator-driven model.
She arrives from Realberry, a real estate developer and investor where she ran hospitality investments and steered luxury hotel acquisitions and development projects nationally. Her remit there spanned the full deal lifecycle – sourcing, underwriting, capital raising, and managing transactions through due diligence and closing. Over the course of her career, she has participated in more than $700 million in closed transactions and is currently overseeing an additional $800 million in active pipeline projects.
Chavarria’s portfolio at Realberry included some of the more recognisable repositioning plays in recent US luxury hotel development. She worked on the redevelopment of the historic Cal Neva Resort & Casino on Lake Tahoe, which now operates as the Lake Tahoe Proper Resort & Casino. Her work also extended to the Thompson Denver, Santa Monica Proper Hotel and Austin Proper Hotel – properties that sit at the intersection of branded design hospitality and curated urban experience.
She holds a Bachelor’s degree in Business Management and a Master’s degree in Commercial Real Estate from the University of Colorado Boulder Leeds School of Business, a credential that lines up with her transactional focus on hospitality assets rather than pure operations.
Ten Five Hospitality was founded in 2021 by industry veterans Dan Daley and Kim Walker, who together bring more than 50 years of hospitality experience. The company is headquartered between Los Angeles and Miami and operates as a vertically integrated platform – owner, operator, developer and creative partner – rather than a conventional management company. Its model centres on properties defined by significant food and beverage programmes and public space activations, with deep involvement at every stage of the development and operational cycle.
In Los Angeles, the company’s Hollywood footprint includes two lifestyle hotels and 30,000 square feet of event space, anchored by chef-driven venues that have shaped the neighbourhood’s hospitality identity. Mother Wolf, a collaboration with chef Evan Funke inside the historic Citizen News building, has become a fixture of the LA dining scene, with a Las Vegas extension on the Strip following its success. The portfolio also includes Ka’teen with chef Wes Avila, the Côte d’Azur-inspired rooftop lounge Bar Lis, the Pioneertown-inspired Desert 5 Spot, and venues including The Oak Room and Bernadette’s.
The company is actively expanding into Miami, Washington DC, New York and Las Vegas – markets where the lifestyle luxury segment is increasingly contested by independent operators, soft brands and design-forward platforms. Chavarria’s appointment lands squarely against that backdrop. Ten Five is not chasing volume so much as building a curated set of properties that can hold their own against the Standards, Properties, Edition Hotels and Auberge collections of the world.
Daley, who serves as CEO, has positioned Ten Five as a firm built to specialise in projects that blend hotel operations with serious F&B and nightlife programming. Walker, the company’s CMO, began her career at Morgans Hotel Group under Ian Schrager before founding her own creative agency, Sidework. The leadership team also includes EVP of Brand Experience and Partner Sebastian Puga and Managing Partner for Food and Beverage Giancarlo Pagani.
For Chavarria, the role sits comfortably with her track record on Proper Hotels, Thompson and Cal Neva. For Ten Five, the hire suggests the company is moving from opportunistic deal-making into a more structured acquisition pipeline – a necessary shift if it intends to scale beyond Hollywood and Las Vegas into the broader luxury lifestyle landscape across the United States.
