LFPI has set out plans to refurbish and reposition three boutique hotels in central Strasbourg following their acquisition alongside private investors. The portfolio comprises Hôtel Kléber, Hôtel Victoria and Hôtel des 4 Roses, with 125 rooms in total, according to the investment group.

Operations have been assigned to LFPI Hôtels Gestion, its French hotel management platform. The group plans to manage the properties on a shared basis, combining investment in the buildings with closer operational coordination across the three sites.

The latest announcement provides detail on the intended management and refurbishment approach. The acquisition itself was already reported in HVS’s European hotel transactions bulletin for the week ending 7 August 2026, which identified Strasbourg owner-operator HK Group as the seller.

Three properties across central Strasbourg

The hotels occupy different locations within the city centre. Le Kléber Hôtel is on Place Kléber, while Hôtel Victoria is on Rue du Maire Kuss, close to the main railway station. Hôtel Roses, described as Hôtel des 4 Roses in LFPI’s announcement, is on Rue de Zurich.

Procurement specialist Valaé lists the portfolio as 45 rooms at Le Kléber, 47 at Victoria and 33 at Roses. That breakdown matches the 125-room total announced by LFPI and reported by HVS.

These are existing three-star businesses. LFPI’s stated plan centres on renovation and repositioning, rather than the development of additional hotels. Its announcement does not specify a new brand, a change in star rating or an increase in room numbers.

Shared management and purchasing

LFPI says the programme is intended to improve the hotels’ appeal and operating performance. It has not disclosed the purchase price, refurbishment budget or a timetable for the works in its latest announcement.

There is already evidence of the portfolio being brought into common operating arrangements. Valaé has separately announced that all three hotels have joined its Solucéo network for purchasing support, extending an existing relationship with LFPI.

For hotel operators, that purchasing agreement offers a concrete example of how a small city-centre portfolio can be integrated. The three properties are being brought into arrangements already used by the wider group, while remaining distinct locations within Strasbourg.

The commercial outcome will depend on delivery of the refurbishment and the performance of the hotels under shared management. No occupancy, room-rate or earnings targets have been published in the announcement, so the scale of any improvement remains to be established.

For now, the disclosed strategy combines investment in the existing accommodation with portfolio-level management and procurement. The next material details will be the scope and timing of the renovation programme and how the individual properties are positioned once the work is complete.
